Community Project Rules & Regulations
 
  • 1) Commercial enterprises are not allowed within the Project boundaries

  • 2) Fences: not higher then 2 m (6 ft), cyclone type fences not allowed, natural fences are preferred, and other types need HOA Committee approval

  • 3) No corrugated/tin buildings except as temporary buildings and only during construction of a permanent structure.

  • 4) Temporary buildings must be removed within one year, or completion of construction, whichever comes first.

  • 5) Permanent structures must be officially permitted and built to approved codes in all respects. A copy of the approved permits given to the HOA Committee

  • 6) Maximum permanent structure footprints will be identified on each lot, and may be enlarged or moved only with written permission of the HOA Committee. Multi-unit buildings are not allowed. Only one residence per lot is allowed with a minimum living space of 150 sq m (1,600 sq ft) and cannot be more than 10 m (33 ft) high. Electric and communication lines within the site must be in underground piping.

  • 7) Residence permits must be complete & construction must be started not later than 3 years after receiving title transfer. In the event that this requirement is not met there will be an initial $5000 penalty that is to be paid to the developer at this time and a $1000 penalty each year that the house is not built to be paid to the HOA

  • 8) Lots must be maintained free of garbage and refuse. Vegetation and landscaping must be maintained in regular and satisfactory condition. The HOA Committee is responsible for un-sold sites.

  • 9) Community monthly fees are $0.01 per sq m for an un-built site, with an additional $0.10 per sq m of total building space. These fees will be reviewed by the HOA Committee from time to time. They include project security, water, and common area maintenance. Electricity and telephone are the responsibility of the owner. Payments start when the 50% payment is due upon Electric and water being completed and roads finished to Packed Gravel.

  • 10) The present HOA Committee is composed of the Project developer and two other associates. Decisions are made on a majority basis.
